Bristol City Council’s housing company forms a joint venture to deliver 1,400 homes

Bristol City Council’s housing company Goram Homes has formed a 50/50 joint venture (JV) with Countryside Partnerships to deliver 1,400 energy efficient homes, half of which will be affordable.

Bristol City Council’s housing company Goram Homes has formed a 50/50 joint venture with Countryside Partnerships to deliver 1,400 energy efficient homes #UKhousing #SocialHousingFinance

The homes will be delivered at Hengrove Park in Bristol, on the former Whitchurch Airport site.

 

The homes are designed to meet Energy Performance Certificate Band A standards, helping to lower energy bills for residents. 

 

The JV is structured as an LLP special purpose vehicle with Goram Homes and Countryside Partnerships as members.

 

The JV is a 50/50 risk and reward and ownership. The LLP will jointly buy the land from Bristol City Council, then develop it out, sharing cost and revenue risk.

The development will also provide a new 22-hectare public park, including play areas, a sports pavilion and a new community space.

 

A new energy centre containing air source heat pumps will be developed, connecting the new homes and surrounding businesses to low-carbon heating and hot water through a district heating network.

 

As part of the construction process, the two partners will work with South Bristol Skills College to deliver an on-site academy. This is a training programme to help upskill the local community and to support people into careers in construction.

 

Work is expected to start next year, subject to reserved matters planning approval.

 

Hengrove Park is the second development in Bristol being delivered by the two partners. Construction work for One Lockleaze, a development of 268 new homes, is already under way.
