Clarion Housing Group has announced plans to create a new settlement in Honingham, Norfolk, with up to 7,500 homes.
The group, which would act as masterplanner and lead developer, has agreed a land promotion agreement on a 368-hectare site eight miles west of Norwich, for a scheme spanning social rented, shared ownership, private sale, build-to-rent and potentially self-build homes.
The provider is consulting local stakeholders, and aims to submit a planning application next year.
Over the next two decades, 3,900 homes could be built on the site, with an additional 3,600 in the following 15 years; Clarion would deliver 50 per cent of the homes as well as the on-site infrastructure.
The scheme will follow garden community design principles, and will feature a new country park, employment space and nature reserve.
Clarion has nearly 5,000 homes in Norwich and the surrounding area that it either owns or manages, and employs more than 400 staff at its Norwich office.
Richard White, director of land and planning at Clarion, said: “We are absolutely committed to playing our part in tackling this country’s acute housing crisis and our aim to deliver 50,000 new homes over a decade.
“At Clarion, we have moved away from the traditional model for housing associations of relying on Section 106 agreements with house builders. Our approach to development focuses on buying land ourselves or in partnerships and securing major strategic land opportunities, such as Honingham.”
The proposed scheme is one of a number of significant land deals announced by the group, including the 1,500 homes it is building in a joint venture with Bovis Homes at Sherford, Devon, and 272 new apartments it plans to deliver at Salford Quays.
