A round-up of the main deals involving housing providers, local authorities and the private sector
Vistry, Sage Housing and SME Modus Partnerships
For-profit provider Sage Housing has signed a deal with Vistry Partnerships to acquire and manage 96 affordable homes within a disused area of the Walton Hospital site in Chesterfield.
SME Modus Partnerships has also been brought in to develop 32 affordable rental homes and 18 shared ownership properties on the site. Sage will own and manage these 50 affordable homes, along with a further 46 affordable homes developed by Vistry Partnerships.
The project, which will give a new lease of life to a brownfield site through the creation of 153 new houses, will see the remaining 57 homes developed by Vistry Partnerships for sale on the open market by Linden Homes.
L&Q and Phoenix
Phoenix Community Housing, a resident-led housing association, has taken on the management of 1,500 homes in Grove Park, Lewisham, from giant London landlord L&Q through a stock transfer.
L&Q, which manages more than 105,000 homes, says it will use the funds to build more properties. The homes were offered to Phoenix for an undisclosed sum, following a consultation with residents.
Plans for the deal were first announced more than a year ago.
Moat and Morgan Sindall Property Services
Moat has awarded a 10-year contract to Morgan Sindall Property Services to deliver property repairs and maintenance services.
The contract, worth over £200m, will start from the beginning of April 2022, with Morgan Sindall Property Services providing responsive repairs, out-of-hours services and void works to 11,500 of the 20,000 homes the association manages across south-east London, Kent, Essex and Sussex.
The contract is for an initial period of 10 years, with the option to extend for a further five, and has the flexibility to include additional requirements, such as cyclical redecoration and building safety works.
Countryside and Sovereign
Countryside, a mixed-tenure developer, and Sovereign Housing Association, a provider in the South of England, have exchanged contracts with Ainscough Strategic Land for the acquisition of Lotmead Farm, a 365-acre site in Swindon.
The pair expect to deliver up to 2,500-homes and create individually designed neighbourhoods, with planning permission already secured by Ainscough Strategic Land. A Section 106 agreement allows 30 per cent of the scheme to be affordable, with additional units delivered specifically for Sovereign.
Up to 400 homes will be delivered for private rented accommodation.
Gresham House ReSI LP and Charles Church
Residential Secure Income LP (ReSI LP), the affordable homes arm of Gresham House, has struck a deal with developer Charles Church, a subsidiary of Persimmon Homes.
The deal is expected to deliver 61 shared ownership homes in Solihull, in a deal worth £16m.
Situated near Birmingham city centre and Birmingham Airport, the scheme will comprise a mix of houses and apartments, with ReSI LP gaining freehold of the properties.
Latimer and City of York Council
City of York Council has granted planning permission for a mixed-tenure housing scheme with a gross development value worth more than £98m, brought forward by Latimer, the development arm of Clarion Housing Group.
Latimer’s proposals for the site adjacent to the former Rowntree factory in the centre of York will see 302 new homes built, of which 110 – more than 35 per cent – will be available through shared ownership and social rent.
Work is expected to begin in early 2022, with the first residents due to move into their new homes in summer 2023.
Brighton & Hove City Council and Hyde Group
The delivery of 346 “low-cost homes” has begun in Brighton & Hove, with the first homes due to be ready in summer 2023.
Homes for Brighton & Hove, a partnership of Brighton & Hove City Council and Hyde Group, is working with PMC Construction to build 242 homes on land to the east of Coldean Lane, on the north-east edge of the city, and 104 more on the site of the former Belgrave Day Centre in Portslade.
More than half the homes will be available for rent and the rest will be available to buy through shared ownership.
Together Housing and Caddick Construction
Housing association Together Housing and developer Caddick Construction have begun work on an £11.5m affordable housing development in Tinsley, Sheffield.
The six-acre development will comprise 93 homes made up of 19 two-bedroom houses, 70 three-bedroom houses and four four-bedroom dwellings.
The scheme, funded by Homes England, will be owned and managed by Together Housing on completion. It is set to be completed in 2023, with the first phase of homes released to new residents in Q3 of 2022.
