A round-up of the main development deals involving housing providers, local authorities and the private sector
Places for People has secured a 110-acre site from Murray Estates on the outskirts of Edinburgh to bring forward more than 1,300 new homes.
The group said that the new homes will include a “substantial” number of affordable homes across a range of tenures.
There will also be a broad mix of housing types to suit local needs from one-bed apartments up to five-bed family homes. Development will begin in summer next year.
A joint venture between A2Dominion and construction firm Higgins Partnerships has completed a 360-home mixed-use development in Hanwell, west London.
The homes comprise 72 homes at affordable rent, 54 for shared ownership and 234 for private rent.
London landlord RHP has acquired 309 homes from L&Q for an undisclosed sum.
The transfer forms part of L&Q’s stock rationalisation strategy and has been completed after the G15 landlord carried out a consultation with residents in these homes.
Metropolitan Thames Valley Housing (MTVH) will acquire 256 homes from Vistry in a forward-funding agreement.
Vistry Group has completed the land purchase of parcel 10 at Finchwood Park from Cala Homes. Reserved matters planning permission has already been granted at the site for these 256 homes, of which 35 per cent will be affordable housing, delivered in a variety of tenures.
Vistry will deliver these new homes for MTVH in a mix of one and two-bedroom apartments and two, three and four-bedroom houses.
Vivid has completed the handover of several schemes from developer Foreman Homes, totalling 235 homes.
These consist of 119 for social rent, 109 for shared ownership and seven at affordable rent. The homes range from one-bed flats to five-bed houses.
The Hampshire-based developments include Berry Way in Park Gate, Millers Walk in Eastleigh, and Whiteley Meadows.
Latimer, the development arm of Clarion Housing Group, has partnered with Fairview New Homes in a joint venture to deliver a new residential development in Ealing, West London that will build 188 homes.
This development marks the final phase of the Sherwood Close regeneration project, a 10-year initiative that has delivered more than 117 social rent and 60 shared ownership homes to date as part of the redevelopment of a 1970s council estate.
The final phase will build 188 new homes, including an additional 37 social rent homes, taking the overall project to more than 58 per cent affordable housing.
The London Borough of Harrow and Wates Residential have received the green light for the first phase of their Byron Quarter development. The development will deliver 149 family homes.
Works on Byron Quarter are scheduled to start in mid-2025. The first residents are expected to move in by autumn next year.
Abri will start construction on 100 affordable homes in Langport, Somerset next year.
These will include 44 homes for shared ownership and 56 homes for social rent for local people. The homes will include a mix of one-bedroom apartments; two, three and four-bedroom homes; and two bungalows that will be adapted for wheelchair users.
The development has outline planning permission. Subject to planning approval, construction is anticipated to start in 2026 and the homes are expected to be completed in 2028.
Peabody, Vistry Group and Places for London, Transport for London’s wholly owned commercial property company, have completed the first 23 of 98 new affordable homes at Barkingside Yard.
The remaining homes are set to follow in the summer. The homes are all for social rent.
The transformed former builder’s yard includes eight three-bedroom homes suitable for families. Three of the new homes are fully wheelchair-accessible and a further seven are adaptable with accessible bathrooms.
House builder Chartway is starting construction this month on 77 affordable homes for Orbit Homes, located near Biggins Wood Road in Folkestone.
The development will offer a mix of two and three-bedroom homes for social rent and shared ownership. The homes are designed to minimise their environmental impact and the development will also include public open spaces.
Croydon Council has purchased 73 new homes in West Croydon from development firm Common Projects.
From February the flats will be allocated to Croydon families with emergency accommodation needs.
The homes are at Zodiac, a transformation of an empty office and apartment complex on Broad Green’s London Road into homes, community spaces and public gardens.
The development was funded by alternative investment firm Mitheridge, and by Homes England through its Levelling Up Home Building Fund.
