Large landlord hires contractor for ‘remedial’ work on unfinished Ilke Homes job

Jigsaw Homes has hired a building firm to finish a 131-home scheme originally started by collapsed modular specialist Ilke Homes.

Jigsaw Homes has hired a building firm to finish a 131-home scheme originally started by collapsed modular specialist Ilke Homes #UKhousing #SocialHousingFinance

The 35,000-home landlord has appointed Staffordshire-based Morro Partnerships to work on the Homes England-backed scheme in Arnold, Nottinghamshire. 

 

A total of 127 homes, which were built offsite in Ilke’s Yorkshire factory, are already installed on site. 

 

“Work will comprise of remedial work to all homes and some roofing work, external work, service connections and landscaping,” a Jigsaw spokesperson told Social Housing

Morro will build the remaining four homes on site using timber frame construction, the spokesperson added.

 

Ilke Homes was originally picked by Nottinghamshire County Council in 2020 to regenerate the nine-acre brownfield site. Planning permission was subsequently granted by Gedling Borough Council. 

 

At the time it was one of the largest modular schemes funded through the government’s Affordable Homes Programme and was due to complete by last summer. 

 

It was also Jigsaw’s first foray into factory-built homes. 

 

However, the scheme stalled when Ilke Homes fell into administration in June last year

Garnet Fazackerley, operations director – development at Jigsaw, said it had been an “incredibly challenging time” since Ilke’s collapse. 

 

However, she added: “We remained committed and confident that we could find a suitable partner who could complete the scheme and provide much-needed affordable homes and we are delighted to be working with Morro Partnerships to complete this development.”

 

Ms Fazackerley said the homes will have NHBC warranty following “stringent quality and compliance checks”. 

 

She added: “We appreciate the patience from Gedling Borough Council, Homes England and local residents as we know this has been a frustrating time for all concerned, but we are now on the right track to deliver new homes for those most in need.”

 

The first homes are expected to be completed in October with the whole scheme aiming to complete by September 2025, Jigsaw said. 

 

Greater Manchester-based Jigsaw owns the site and will manage all the homes once completed.
